Planning and designing your kitchen

If you’re selling a property, having a kitchen that looks great and is convenient to use can go a long way in helping you obtain a top end price. It’s common for people to base their decision on whether to buy a property just by how the kitchen looks.

When you are planning your kitchen, first check where the soil pipe is situated. This is basically an external drainpipe that carries off wastes from a plumbing fixture, such as a toilet or sink. By doing this you can make sure you install a sink, dishwasher and washing machine nearby saving money and making the process easier at the same time.

A kitchen has to be practical so it’s important that you think the design through carefully. If necessary draw the layout and take measurements this will ensure you don’t miss anything out.

The Kitchen has to be useable so it’s good to think about how it’s going to be used on a day to day basis, don’t try and cram lots of units and fixtures in if it means valuable walking space is going to be sacrificed. Another reason to try and conserve space is that many buyers like a breakfast eating area this provides an additional living space and can be a great selling point.

We all know that kitchens are made for preparing and cooking food as well as other things such as washing dishes and clothes. So it makes good common sense to design and plan the kitchen around these tasks. Organise the kitchen so food can be easily transported from the fridge to a worktop and then to the hob.

Try and make sure that no open unit or fridge doors are obstructing doorways as this can prevent accessibility. If you can try and position the sink below a window and refrain from placing any units above the sink this can make washing up a lot easier. These days ovens and extractor fans are very stylish so make these elements the focal points of the kitchen.

Also, if you have a galley kitchen and are a bit pushed for space buy narrow units and use them as base units rather than head height units, this will provide the illusion of having more space. Another tip for giving the impression of having more space than you actually do is by installing integrated appliances, hiding away fridges and dishwashers will free up space.

If you are developing a property always keep your target market in mind and plan and design your kitchen around them. If you have a large 6 bedroom house don’t fit a small cheap galley kitchen and in contrast if you are developing a small basement flat don’t install a designer kitchen and spend half your budget on it. If you are in doubt keep the design plain and simple and if you are unsure of your target market ask an estate agent.
